Insurance: To avoid any misunderstanding, a booking constitutes a binding contract. All guests confirming a booking are advised to take out insurance to cover the cost of a cancellation.
Due to the tremendous inconvenience and loss of business incurred, we unfortunately have to charge a 50% default fee on all cancellations made until 28 days before booked stay. From the 27th day we will charge 100 %. The same policy applies on all no-shows and premature curtailment. We regret that there can be no concessions.
Check-in time is from 3 pm until 8 pm. Late check-ins should be arranged prior to arrival, otherwise pre-booked accommodation where no arrangement has been agreed will incur a surcharge of R 150. Check-out time is no later than 10am on the day of departure, after which an additional day's rate may be charged.
Accommodation will automatically be cancelled if the deposit is not received by the due date.
No persons other than those quoted for and booked are permitted to share the accommodation. In the event that it is possible to accommodate any extra person in the same suit, an additional charge will become payable. The final decision regarding the accommodation of additional persons in the same suite rests entirely with the proprietors or their agents of Villa Arcadia.
Confirmation of booking: The Terms and Conditions of a booking are deemed as being accepted with the confirmation of the booking. Villa Arcadia reserves the right to change any prices quoted without incurring obligations unless the correct deposit has been received.
We will be not liable for accidence occurring on the premises and on the pool.
For your convenience, Villa Arcadia is a non-smoking establishment. Guests are however more than welcome to enjoy a cigarette in the garden area.
If your arrival is significantly delayed for any reason (for example a flight delay), please contact us so that we can organize it.

Minimum stay (2 weeks) a refundable security deposit of 1 month rental is payable on arrival electricity and water will be charged separately by meter reading laundry charge per load or piece ironing charged per piece long term rental on request
